Patrick Hutton from Gulf Coast Revitalization Company captivated our members’ attention for 2 hours with his compelling and information-packed presentation. He gave a detailed description of the wide spectrum of opportunities that his company offers to investors in the MississippiGulfCoast region – from new residential construction, planned unit development (PUD), rehabilitation/restoration, condo-hotels in casino resort, commercial buildings, to land banking. Along with the options, Pat did a breakdown in the numbers to show the feasibility of financing them. He also elaborated on the Go Zone Act that allows investors to depreciate the structure 50% in the first year of ownership, the ability to amend their taxes 5 years back or loss carry forward 20 years. Tonight marked our first meeting in East Buffet Restaurant in Alameda, CA where our members learnt about investment strategies while dining on a buffet of many seafood dishes and dessert.

 

Dean Bagely, CPA kicked off the meeting by updating us on the property requirements and tax incentives outlined in The Gulf Opportunity Zone and Katrina Emergency Tax Relief Acts of 2005. James Callejas then spoke energetically on using 1031 exchange strategies to build wealth while deferring capital gains taxes by reinvesting the proceeds in income properties outside of California. He was followed by David Irwin who highlighted the key developments taking place in the Gulfport-Biloxi region – casinos and major industries such as bio-medical, banking insurance, aerospace. He also handed out a "Real Investor Guide on The Mississippi Gulf Coast" which contained useful information on the $36.500 Grant Program as well several floor plans of single family homes with a breakdown in Income and Expenses. A Q&A followed and the members had a chance to further network and exchange information.

More than 40 people showed up in the July meeting to hear attorney Neil Kripalani speak on Asset Protection. His compelling and often times, humorous, presentation emphasized the importance of timely planning and proper structuring of our assets ownership. He spoke briefly on the different levels of entity protection (trust, corporation and Limited Liability Company); on the financial consequence of judgments, shared community property; as well as on retirement assets - ERISA (Employee Retirement Income Security Act) plans and 401K plans. Ultimately, there are two systems of Laws – – one for the prepared and one for the unprepared, two systems of Taxation – one for the informed and one for the uninformed. And the person who takes action in both arenas stands to win.

Before and after the presentation, the members had a chance to enjoy a meal of gourmet pizza as well as to network with fellow investors.  .

This meeting was a highly informative session for our members. Upon arrival, they were treated to a delicious dinner of gourmet pizzas, eggplant noodles, spinach sun-dried tomato salad, muffins, candy and drinks.

After the initial period of networking, the meeting kicked off with investment opportunities presented by our own Harrison Chan on Biloxi properties where development is accelerating with big tax incentives for investors. By Kel Saito from Axiom, who specializes in pre-construction investments. By Howard Davies on mutual fund investing in trust deeds.

Next came the key presenter, Allan Nuttall, an experienced entrepreneur, a JD, Chapter president of California Association of Mortgage Brokers and an educator at local colleges (City college SF, Skyline). Allan had our members riveted with his accounts on joint venture businesses he conducted successfully in China (hotel building, cosmetic line), South Africa (tea plantation), New Zealand, the Philippines, and the U.S. He spoke openly and frankly about his life experiences and life lessons learnt, his strategies for investment, as well as on technical aspects of joint venture set-up. He emphasized the importance of having a business plan and taking a yearly inventory of our financial health so that we always have a clear and evolving roadmap to build wealth to better our lives and others. Being the consummate educator Allan handed out a thick stack of print-outs on different Entity structures (comparisons, pros and cons); Model for a business plan for small business; Ways to identify opportunities, gaps, economic cycles; Benchmarks for financial operations, etc.

Premier Investment Network’s inauguration meeting for investors took off with a huge blast. Over 30 people attended to celebrate this exciting launch. They enjoyed a delicious spread of sushi, salad, cookies and beverage. During the social time, attendees mingled and networked with fellow investors, financial counselors and analysts, mortgage brokers, accountants and people active in the field of wealth building.

Next came the presentations. Attendees were pleased with Gary Massari’s well mapped-out strategies on how to build wealth. Several signed up for his free individualized financial counseling.  Equally educational was Alex Paras’ in-depth presentation on the exploding growth and expansion in counties outside of Los Angeles. He represents Velur Land Investments’ which enables individuals to participate in joint-ventures in land banking. The outlay from each individual was thus smaller and manageable. Many signed up promptly to learn more about this unique group LLC investment opportunity.

Throughout the meeting, many prizes were given out and the lucky winners took home  Investment Guide books, Ipods,  gift certificates,  etc..

It was indeed a very successful launch where good will was flowing, food enjoyed, information generously shared and valuable business connections made.
